Got a 3-day notice because the portal posted my rent a day late, has this happened to you?

I paid on time through the portal and it still posted a day late. Then a 3-day notice showed up on my door. I am staying, I just want to know if this is real or their system, and if they have to take the payment anyway.

I got one of those last year when the portal batched payments after midnight. It is not an eviction, it is a pay or quit notice, and if you have the confirmation email from the same day you paid, send that to the office in writing and keep a screenshot. Mine got withdrawn in two days once they matched the transaction. Do not ignore the paper on the door even if you know you paid, they still want it answered in the portal too.

Screenshot the confirmation with the timestamp and email it to the office today. A 3-day notice is a warning, not a court filing, but you still have to answer it.

This happened to my roommate last spring and she freaked out because the notice looked so official. She had paid on the first through the portal and it just did not post until the second. She printed the receipt, walked it to the office, and they voided the notice the same afternoon. I would still keep every confirmation in a folder, because the next time they might not be that nice about it.

Being realistic, a lot of these 3-day notices are just the software kicking in when the batch posts after midnight. It still counts as official though, so treat it like one. I would reply in the portal, email the same receipt, and ask them to confirm in writing that the notice is withdrawn. If they try to stack a late fee on a payment that already went through, that is the part I would push back on.

On my side of it, those notices often fire automatically when the portal marks rent late, even if the money already left your account. A 3-day pay or quit is the required first step, not a court case, and if you can show you paid on time they should accept it and rescind the notice.

Send the confirmation, the bank timestamp, and a short note that you tendered rent on the due date, then ask them to reply that the notice is withdrawn. The ugly part is when someone ignores the door tag because they know they paid, and then the file looks unanswered.

Autopay ran at 12:04am on my building once and I still got the notice. I uploaded the bank timestamp in the portal and it disappeared the next day.

I am not going anywhere either, so I would treat this as paperwork, not a move. Call the office, send the receipt, and ask them to take the notice down in writing. If the portal is going to post a day late, set the payment two days early from now on so their system cannot do this again.

I got a notice once because my check got lost. Started to drop it off myself after that.
