Renewal came today and the parking spot went from 125 to 175 a month. Same tandem space, same building, nothing improved, and the letter calls it a market adjustment.
Street parking here means permits and the sweeping schedule, so I would be trading fifty bucks for a weekly alarm and a decent chance of tickets. What are people actually paying for a building spot right now, and has anyone talked a landlord down on one?
175 is about right for the Westside now. I have seen 200 and 250 in the newer buildings closer to the water, and mine is bundled into rent so I am not even seeing the real number.
Run the ticket math though. Street sweeping is 73 dollars, two of those and your savings are gone, and that is before somebody clips your mirror at two in the morning.
My building in Inglewood charges 100 and I thought that was steep until game days, when people will hand you 40 to park in your own spot. 175 is not crazy for the Westside, but it is not a market adjustment either, it is just because they can. Ask them to lock the rate for the lease term in writing.

Gave up my spot at an old place to save fifty and regretted it by week two. Circling Atwater at eleven at night is not worth the money.
Santa Monica has been like this for years so 175 does not shock me one bit. Friends in the newer buildings here are at 200 to 300, and one place charges per car, so couples get hit twice.
Negotiating does work, just not on the parking line by itself. My neighbor asked to keep her old rate in exchange for signing eighteen months instead of twelve and they took it, because vacancy scares them way more than fifty dollars does.
Ask in writing, be nice about it, and know the number you will walk away at ^^

I still think it shouldn’t be like this. It’s not even the private landlords. It’s the HOA who makes it more and more expensive. So private landlords have to get that money back somehow.

50 bucks more is kinda ridiculous. That said, they know what they can do and what they can’t. With no real option of street parking .. what can you do?
I had the same issues a couple years ago. One thing is for sure, things won’t get cheaper. It’s one direction only.
