The best option is probably to move to OC.
Not as affordable as 10 years ago, but still manageable.
If the commute wasn’t that bad, sure.
I think it’s better to buy somewhere in Florida these days. Almost not worth it anymore. Then again, paying 40k rent each year is also ridiculous. 
I gave up thinking about it.
